About R-Hauz
We are experienced creators, developers and builders with extensive experience in the traditional real estate industry.
R-Story
Our collective knowledge has allowed us to develop solutions that empower property owners, unlike anything available in the current Toronto real estate market. R-Hauz was co-created with R-LABS to make a difference by expanding housing options for property owners. We are building quality mid-rise (up to 8 storey) residential buildings that offer landowners an end product that will increase their standard of living, while also giving them the flexibility to make the most out of their space.
R-Suite’s and R-Town’s are designed to adapt with their owners. Giving them the ability to go from a rental income property, to a home office, to a home to retire in, or even to an asset that can be passed on to the next generation. Our products are built with sustainable materials such as prefabricated panels and mass timber, using techniques rarely seen for residential use in Toronto.
R-Mission came to life by observing the growing missing middle. High-rise condos appeal to a narrow demographic and standalone houses that have become unaffordable, leaving a large gap in housing options aptly named ‘the missing middle’. As the population in Toronto increases, so does the need for mid-rise housing. We offer products designed to address the need for the middle, to revitalize underused main streets and laneways. R-Products allow you to adapt your home to your needs, whether it be extra income, an aging parent or a new office. Why not maximize the space that you already have?

Leith Moore
Founder & Developer
Leith founded Waverley Projects in 2016 as a project management and development company focused on creative ground oriented infill and midrise transit-oriented development opportunities in the GTHA. Leith joined Fieldgate Homes in 2014 to lead the diversification of the Fieldgate brand into urban communities and condominium homes. Fieldgate Urban is an integrated division of Fieldgate that acquires, develops, markets and builds its own midrise condominium housing projects.
Prior to this Leith was Vice President of Development for the Sorbara Group of Companies (1985-2014). Leith managed land development and servicing, low rise housing (Orchard Ridge Homes) and high rise condominium housing (Sorbara Group) for the company.
Leith is a graduate of the School Planning at the University of Waterloo and continues his relationship with the school as an Adjunct Professor. He is also Past Chair of BILD, Past President of OHBA and Past Chair of Evergreen.
In addition, he has served on two Provincial Advisory Panels; the Golden Panel (Transit Investment Advisory Panel) and the Crombie Panel (Co-ordinated Land Use Planning Review).
Michael Barker
Founder & Builder
Michael has more than 30 years of experience in all aspects of construction and development costing on projects of various sizes and stages of development. Michael is a past founder and principal of Altus Group, where he was the President of the Cost Consulting Group and part of the Management Team and Board of Directors.
Michael has spent his career as a professional cost consultant and chartered quantity surveyor, who intrinsically understands the economics of residential development. Simply put, the time and risk required to undertake residential development with the complex entitlement processes makes the creation of low-rise projects uneconomic.
Having spent more than 30 years directly involved with medium and high-density residential development in the GTA, Michael witnessed the failure of both the City and its private developers to appropriately address the “missing middle”. Having a chance to help solve this problem as part of the R-Hauz executive team is both rewarding and challenging.
